Pre-purchase inspection
Before you remove conditions, I check the major systems and walk you through the findings. You will know what looks normal, what needs repair, and what could affect your offer or your comfort level.

If you are buying, selling, or taking care of a home, I help you understand what is really going on before you make your next decision. I inspect carefully, explain things plainly, and help you separate small maintenance items from issues that need attention.
Inspection services
Every client has a different reason for calling. Some are trying to protect a purchase, some are preparing to sell, and some simply want to understand the home they already own. The inspection is shaped around that decision.
Each service is explained in the same way I explain findings on site: what I saw, why it matters, and what your next step could be.
Before you remove conditions, I check the major systems and walk you through the findings. You will know what looks normal, what needs repair, and what could affect your offer or your comfort level.
Book pre-purchaseA pre-listing inspection helps you deal with surprises before buyers find them. You can decide what to repair, what to disclose, and how to answer questions with more confidence.
Book pre-listingNew does not always mean perfect. I look for incomplete work, poor installation, damage, and details that should be corrected before you accept possession or sign off.
Book new constructionBefore your builder warranty window closes, I help you build a clear list of items to submit. It is a practical way to catch defects while they may still be covered.
Book warranty inspectionIf you already own the home, this is a good way to understand maintenance priorities. I point out early warning signs and help you plan repairs before they become bigger expenses.
Book maintenance checkFor rental or investment properties, I focus on condition, safety, maintenance risk, and items that could affect cash flow or tenant comfort.
Book rental inspectionAbout Armando
I have spent about four years working in home inspection and learning how homes behave in the real world. I have also worked closely with trade companies, which gave me a practical view of how electrical, plumbing, structure, finishing, and other systems come together.
Before building this service, I was already helping friends and people in my network look at homes before they bought. We would walk the property together, look at the roof, the mechanical room, the basement, the finishes, and talk honestly about what was worth paying attention to.
My project management background also helps. I am used to planning, organizing information, tracking details, and communicating clearly with different people. That is the same discipline I bring to every inspection and every report.
Get in touchProcess
The process is simple. You send the property details, I confirm the scope and timing, then I inspect the home and explain the findings in a way you can use.
You will know what I am checking, what the finding means, and what kind of professional may be needed if repairs or further evaluation are required.
Tell me about the property, your timeline, and the type of inspection you need. I will confirm the scope, quote, and available times.
Most inspections take two to three hours. Larger, older, or more complex homes can take longer. You are welcome to attend.
Before I leave, we review the main findings together. I start with safety and major concerns, then explain maintenance and monitoring items.
You receive a written report with photos, organized by system and written in plain language so you can understand what matters.
If you have questions after reading the report, call or email. I can help you understand the finding and what to ask a trade professional.

Add examples of furnaces, water heaters, panels, shut-offs, and other areas where clients benefit from a simple explanation.
Show neutral examples of moisture staining, window issues, attic access, insulation gaps, flooring, and finishing concerns.
A short educational post can explain the biggest items buyers should understand before committing to a property.

FAQ
These are the questions people often ask before booking. If you are not sure what you need, send a message and I will help you choose the right inspection.
It is better to ask questions early than to feel rushed on inspection day.
Typically two to three hours for a standard single-family home. Larger or older properties can run longer. You're welcome to be there for the whole thing or just join at the end for a walkthrough.
Within 24 hours of the inspection — usually the same evening. The report includes photos, plain-language descriptions, and findings sorted by priority.
I encourage it, especially for buyers. Walking through together is the best way to understand the home and ask questions in context. If you can't make it, that's fine — we'll cover everything by phone after.
Yes. Brand-new homes have defects too — sometimes more than older ones. I do pre-drywall, final walk-through, and 11-month warranty inspections so you can flag items while the builder is still on the hook.
It depends on the size, age, and type of property. Send a quick note with the address or details and I'll get back to you with a quote.
Yes. I am a member of InterNACHI. I also list Alberta licence and GST details in the credentials section once the exact numbers are added.
Yes, when it is appropriate for the property and conditions. Tools such as a thermal camera, drone, moisture meter, and electrical testers help support the inspection, but they do not replace a careful visual review and professional judgment.
